‘I am a first time buyer, working via an agency on a temporary/zero hour contract, can I purchase a home?’
Yes, it is possible. It will depend on how long you have worked with the same agency, what industry you are in, and some other factors. Different lenders have different lending criteria, once we fully understand your circumstances we then are able to find the best lender for you.
‘We both had some historic adverse credit issues, can we apply a mortgage?’
Yes, it is possible. We would suggest you to obtain a detailed credit report dated within the last 3 months, it would be really helpful for finding you the best solution. The credit agency, CheckMyFile provide all credit referencing agencies within one report and they offer a free 30day trial period. Their website is https://www.checkmyfile.com/.
‘I am a British Citizen and working abroad. I want to buy a property in the UK. Is it possible? What type of mortgage do I need?’
Yes, it is possible, although they are more complicated than other standard mortgages. If it is for investment purpose, you will need an Expat Buy to Let mortgage; however if it is for family member(s) living in (ie. spouse, parents etc), you will need an Expat Residential mortgage. There are many lenders who are happy to offer Expat mortgages, some of them can even offer it to non-British borrowers!
‘What is your broker admin fee?’
We do not charge a fee for appointments to assess your circumstances, affordability, budget planning or discuss options. Our broker admin fee only becomes payable at Mortgage Offer stage. The cost is from £295 to £995 (depending on the complexity of the application).
